Amway Business :
1. slower turnover of business m, back to pre covid level.
2. tax of extra 10mil to be paid which due to certain items not deductible.
3. Current cash level can easily cover all the current liabilities.

So I don't really see why the huge sell down ? if just read title headline yes be afraid, but if study the report. You will see clearly. It's inventories turnover and income tax that affect. That's all

Safe assumption : next div payout rm0.04 + current rm0.029 : To get a safe 6% return, the pricing would be RM1.1.

If next div return is still same rm0.029 then pricing need to be rm1.00 to get a 6% return.

Take into consideration of foreign currency AUD risk and asset heavy, i will only consider at rm1.00 as margin of safety.

For now. 6% return most bank stocks can give this rates. Won't consider this REIT for now.

bought too many reits to understand clearly that any reits price won't survive once they announce cut dividend.

market will price in the cut and adjust accordingly back to 6-7% div rate pricing only become support level.
