As U can see in their qr, operating cash flow very good but they use the money to buy land to make more profit. Not sure they will increase dividend in future or not la.

When market is good, company use money to do Capex (buy land) for furure development to increase earning instead of giving out dividend.

另外，优宾在2024财年派发每股2.2仙的股息，高于2023财年的1.5仙。

询及派息动力能否持续？马学里解释，对比股价，之前1.5仙和现在2.2仙股息，周息率大约在1.5%左右，而基于公司较低的本益比，收益仍属不错。

“若未来趋势不乐观，或土地价格太高，无法做重要投资时，当然会派发更高的股息，但反之，当我认为投资回报潜力高或价格合理，或者看到市场情绪有上升趋势，也可能减少股息（做其他发展投资）。”

不过，他强调，公司会确保纪律股息，确保股息长期稳定。
