Wow, this company damn nice, net cash company, almost 0.20 cash per share, now selling 0.4x,dividen 3.35sens going declare ex date, price to book value about 0.3 only. The only problem is selling property..... Hahahahaha
If not mistaken, whole property market only got 3 net cash company, UOA, Mahsing n ideal. Now property company selling below NTA, some more net cash..
But u think future still got ppl buy house or not? Polulation is increasing or not? How future ppl living? 5-10 ppl per house?
Many method of valuation formula, but most of time, the value depend by your own sight, some is formulated by major investors. Example tech stock, if u see NTA, u never buy it... Hahahahaha

Personally think UMW not bad, drop a lot, selling Toyota, lexus, own 38% peroduo, now MCO no ppl buy car, aeroplane business slow down, but u think after MCO, got ppl buy car ma? Still got ppl take flight ma? If really long term u can hold, go for UMW. Toyota car value very strong.... Im own it. Hahaha
Brokerage fees getting cheaper n cheaper, that's why our retailer so active lately.... But yesterday retailer net buy only left about 21 mil... Not good sign... Previously can net buy 100-200mil per day.
