对比2019年同期,各指数录得双位数下滑,可是有趣的是,其他的Retail REIT对比2Q2020,有些已经强劲复苏,可是Hektar 3Q2020对比2Q2020年,似乎没什么进展。
3Q2020对比2Q2020季度报告:
Revenue上升5.69%,3Q2020 – RM26mil,2Q2020 – RM24.6mil
net property income上升 7.76%,3Q2020 – RM12.9mil,2Q2020 – RM11.97mil
Realised income per unit 上升206%,3Q2020 – 0.98cent(RM)per unit,2Q2020 – 0.32cent(RM)per unit
Realised income per unit大幅上升的原因为2Q2020录得超高的trust expenses(RM5mil),所以Realised income per unit才会低至0.32cent(RM)per unit,在本季度trust expenses恢复至正常水平大约RM2.xmil后,Realised income per unit恢复至大约1cent(RM)per unit水平。
有一点必须highlight的是,由于HEKTAR接受了银行给予的延迟交付贷款(Moratorium Period April 2020 to September 2020)所以过去3个季度不曾派发股息,目前YTD Realised income per unit已经累计了2.83cent(RM)per unit,若加上4Q的收益,预计至少有3.7cent(RM)per unit吧,以90% payout ratio计算,估计股息有3.3cent(RM)per unit。
